Terms of Use

These Terms of Use govern your access to and use of rltco.ca and any related services (collectively, the "Site") operated by Danish Abbasi, a real estate professional licensed with eXp Realty, Brokerage, under the Real Estate Council of Ontario (RECO), doing business as RLT Co. By using the Site you agree to these terms. If you do not agree, please do not use the Site.

1. No professional advice

Content on the Site is provided for general informational and educational purposes. It does not constitute legal, tax, accounting, mortgage, investment, or financial advice, and should not be relied on as such. Every real estate investment carries risk. Before making any purchase or financial decision, consult qualified professionals including a lawyer, accountant, mortgage broker, and licensed real estate agent who understand your specific circumstances.

2. No guarantee of results

Case studies, projected returns, estimated ARVs, rent figures, deal scores, and market commentary are estimates based on available data and personal opinion. Past performance is not indicative of future results. Actual returns on any investment property depend on numerous factors beyond our control, including market conditions, financing terms, renovation scope, tenant quality, and the investor's own execution.

3. Listing data and MLS disclaimer

Real estate listing data on the Site is provided under license from the Toronto Regional Real Estate Board (TRREB) and Information Technology Systems Ontario (ITSO), and is deemed reliable but is not guaranteed to be accurate. Listings are subject to prior sale, change, or withdrawal without notice. The trademarks MLS®, Multiple Listing Service®, REALTOR®, and associated logos are owned by the Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA.

Listing information is provided exclusively for the personal, non-commercial use of consumers who have a bona fide interest in the purchase, sale, or lease of real estate. Any other use, including scraping, redistribution, or use for a competing service, is strictly prohibited.

4. Deal scoring and AVMs

Deal scores, distress signals, flip spreads, ARV estimates, and automated valuation model ("AVM") figures displayed on the Site are proprietary estimates generated by automated systems. They are intended only as a starting point for further due diligence and do not replace a formal appraisal, home inspection, or professional underwriting. RLT Co. makes no representation or warranty as to their accuracy.

5. Member workspace access

Access to the member workspace and private deal flow is offered at the discretion of RLT Co. and is intended for investors who meet our qualification criteria. Access may be revoked at any time, with or without notice. Sharing credentials with third parties is prohibited.

6. Agency relationship

Nothing on the Site creates a client or agency relationship between you and RLT Co., Danish Abbasi, or eXp Realty. A formal agency relationship in Ontario is only established through a signed representation agreement after mandatory disclosures under the Trust in Real Estate Services Act (TRESA) and its regulations.

7. Intellectual property

All content on the Site — including text, graphics, logos, scoring methodology, guides, videos, and code — is the property of RLT Co. or its licensors and is protected by Canadian and international copyright and trademark law. You may not reproduce, distribute, modify, or create derivative works without our prior written permission.

8. Acceptable use

You agree not to:

• Use the Site for any unlawful purpose
• Scrape, crawl, or harvest listing data or contact information
• Attempt to bypass security, rate limiting, or access controls
• Interfere with or disrupt the Site or its servers
• Submit false, misleading, or fraudulent information in any form

9. Third-party links

The Site may contain links to third-party websites. We are not responsible for the content, privacy practices, or security of third-party sites. Accessing third-party sites is at your own risk.

10. Disclaimer of warranties

The Site is provided on an "as is" and "as available" basis. To the fullest extent permitted by law, RLT Co. disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, non-infringement, and accuracy of data.

11. Limitation of liability

To the fullest extent permitted by law, RLT Co., Danish Abbasi, and eXp Realty shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profit, revenue, or data, arising out of or in connection with your use of the Site, even if advised of the possibility of such damages. Our total liability for any claim shall not exceed one hundred Canadian dollars (CAD $100).

12. Indemnification

You agree to indemnify and hold harmless RLT Co., Danish Abbasi, and eXp Realty from any claims, damages, liabilities, and expenses (including reasonable legal fees) arising from your misuse of the Site or breach of these Terms.

13. Governing law

These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any dispute arising from these Terms or your use of the Site shall be resolved in the courts located in Ontario, and you submit to the exclusive jurisdiction of those courts.

14. Changes to these terms

We may update these Terms from time to time. The "last updated" date at the top of this page reflects the most recent revision. Continued use of the Site after changes are posted constitutes your acceptance of the revised Terms.
